Milpitas North San Jose Berryessa Real Estate News

Both single family houses and townhouses in Mipitas enjoyed a pretty solid month where the average sale price, number of house sold, and the days on market all saw some degree of improvement.  Again, keep in mind, because of the nature of the real estate transactions, all the data has about 1 and half month delay.  The numbers we are trying to analysis actually represent the contracts that were entered in March this year.

North Valley San Jose has a somewhat of a different story.  95131 still had a pretty good month with active market increased prices.  Single houses in 95132, 95133, and 95127 had signs of slowing down comparing to the previous month.  The townhouses in 95133 is the beacon of the light in this area where significant improvement were observed.

Tell you something happened last night....I got a chance to hand out with my friend's son, who's in the college right now.  I have known him for a pretty long time, but never really got a chance to have any meaningful conversations, which is a shame.  Anyway, last night, we got a chance to just hang out.  I was so surprised to find out that he likes to watch "Friends"!  I had been a hard core fan for "Friends" since it went on air in 1994 and religious followed it through its ups and downs in the following 10 years.  But that show was before the young man's time.  That was why I was very shocked to see him watching it.

But later on when I analyzed it just like I am analyzing the market, I realized that there is nothing to be surprised about.  You see, there are things in people that never change.  The basic desires, fears, and values take a long time to change.  The TV show offers an ideal utopia where you are truly loved by all your beautiful and funny friends.  This is something we don't have in the real life.  This is also something we all long for, whether you are in your 20s, or 50s.

It also made me think about the real estate market.  Most of the times, our hopes and fears take us through the emotional roller coasters with the market and fail to see the basics.  The truth is through time, real estate has established its role in the society as a symbol of wealth and success.  This will not change.

A classic TV show like "Friends" will touch the hearts of young and old, maybe in the generations in the future.  For how long? I have no idea.  But a real estate property will retain its status as wealth and success into the future, for sure.  You will ask for how long....well, my friends, definitely a lot longer than "Friends"....A piece of real estate is one of the best legacies one can leave for his children.....Until next time.....have a happy and blessed day.
